Every number in PastFi starts from a public source. We don't hide what we pull, where from, or how often. Curious how it's computed? See Methodology.

Per-ticker stock prices, dividends, and splits — the basis for the stock model. Adjusted close is computed in our own pipeline (split- and dividend-adjusted), not taken from the vendor's figure.

Home Value Index — the purchase price and ongoing property value in the real estate model. Published across 6 geography levels (national down to neighborhood); smaller areas inherit the nearest covering region.

Observed Rent Index — the gross monthly rent in the real estate model, before vacancy and expenses. Published across 4 geography levels (metro, county, city, ZIP).

Federal Reserve Bank of St. Louis

Federal Funds effective rate — drawn as a background reference line and used to suggest a default mortgage rate. It never enters any asset's value calculation.

Effective property-tax rate for the real estate model — median real estate taxes paid ÷ median home value, observed at state and county level. Missing years are interpolated; smaller areas inherit the nearest available rate.
